1. How is each tenant’s pro-rata share of CAM calculated?
2. When a space is renovated, subdivided, or a tenant vacates, does your allocation percentage get updated?
3. Can you produce a clear calculation showing how you arrived at any tenant’s CAM share, on request?
4. Do you actively track which leases have CAM caps, and what type (compounding vs. non-compounding, cumulative vs. annual)?
5. Has anyone verified that your base year calculations are still accurate?
